Every summer someone forwards me a headline that says Acton's median price is $595,000 and asks, half-hopeful, whether they've been priced out of nothing. I understand the confusion. That number is real, and it is also one of the more misleading figures you'll read about this town all year. Let me walk through what's actually happening here as we move into July 2026.


The Median Isn't the Price of a House


Redfin puts Acton's median sale price at roughly $595,000 as of this spring, up about 2.6% year over year. Zillow, measuring the same town a different way, pegs the typical home value closer to $813,000, up 3.2%. Both are correct. The gap is the whole lesson.


Acton has a wider range of housing than most of my towns: condos and townhomes near the village centers, older capes and ranches, and full single-family colonials on an acre. When you blend all of that into one median, attached homes pull the figure down. Look at the 01720 zip on its own and the single-family median sits closer to $728,000. So if you're shopping for a detached house with a yard, price your search off the high number, not the headline.


Fast, and Getting Faster


The more honest measure of this market is speed. Homes in Acton are selling in about 19 days right now, down from 26 a year ago, and the average sale is drawing around four offers. Price per square foot has climbed nearly 20% over the year. That combination, flat-ish medians but rising per-foot values and shrinking days on market, tells me buyers are competing hard on the homes that are genuinely move-in ready and correctly priced, and passing on the ones that aren't.


Inventory is part of the story too. Acton recorded 21 sales this March against just 7 the prior year. More homes are trading, but supply is still thin enough that a well-prepared listing rarely sits.


What This Means If You're Buying


Come ready. In a 19-day market with multiple offers, the buyers who win aren't overpaying so much as they're organized: financing locked, inspection expectations realistic, decisions made before the weekend. If you want a single-family home here, build your budget around that $700,000s-and-up reality rather than the blended median, and you'll waste far less time.


What This Means If You're Selling


The speed cuts in your favor, but only if you earn it. The homes drawing four offers are the ones that show like they're worth it. Prep, staging, and honest pricing against recent per-square-foot sales matter more than the list-price optimism that a rising market tempts everyone into. I'd rather price you to sell in two weeks with competition than chase a number that leaves you sitting.

Your equity has almost certainly grown, even if the median headline looks quiet. Per-foot values are where Acton's real appreciation is showing up this year. It's worth knowing your actual position, especially if a move, a refinance, or a family change is anywhere on the horizon.
